Farm country plumbing

Dover sits in the agricultural belt between Brandon and Plant City, with farmhouses, ranch homes, manufactured homes, and newer houses on larger lots. Plumbing here often means more than kitchens and bathrooms. Homeowners call about water lines to barns and packing sheds, frost-free hydrants, outdoor wash stations, and irrigation connections, along with everyday household repairs.

Cold snaps and exposed pipes

Central Florida freezes are rare and brief, but they do happen, and farm areas in eastern Hillsborough watch winter forecasts closely. Exposed pipes are most at risk:

Outdoor hose bibs and hydrants.
Pipes under manufactured homes or raised floors.
Well pump equipment and pressure tanks in unheated sheds.

Insulating exposed lines and pump houses before a cold night helps. If a pipe bursts, shut off the main or the well pump and call for emergency plumbing help.

Iron, sulfur, and hard water from wells

Well water in rural Hillsborough can be hard and may contain iron or hydrogen sulfide, which causes a rotten-egg smell. Iron leaves orange stains in toilets and sinks, and hardness leaves scale in water heaters and fixtures. Have the water tested first, then choose equipment that matches the results. See water treatment and our guide on removing hard water stains.

Septic and drain problems

Most rural Dover homes have septic systems. Signs of trouble include slow drains throughout the house, gurgling, sewage odors, or soggy ground over the drain field. A plumber can clear a clog in the house line, while septic contractors pump tanks and repair drain fields. Avoid pouring grease down drains and limit wipes and other items that do not break down.

Water heaters on well water

Sediment and minerals from well water settle in the bottom of tank water heaters, causing rumbling noises and shorter life. Flushing the tank periodically helps, and when it is time to replace, ask about options that handle hard water well. See water heater repair.

Manufactured homes

Many Dover properties include manufactured homes, where supply lines run underneath in the skirting area. Those lines can be damaged by animals or cold and may use older plastic pipe. Mention a manufactured home in your request so the provider comes prepared, and ask about repiping if the lines are old.

Permits and hiring

Dover is unincorporated Hillsborough County, so county permits apply to many plumbing jobs. Well and septic work may also involve health department rules. Call Sunshine 811 before digging for any line repair. Verify the plumber's state certification or registration with the Florida DBPR at myfloridalicense.com, ask for proof of liability insurance, and get a written estimate.

Frequently asked questions

Why does my Dover well water smell like rotten eggs?

That smell usually comes from hydrogen sulfide, which is common in some Florida groundwater. It can also come from the water heater. Testing the water helps choose the right treatment.

How do I protect pipes during a freeze?

Insulate exposed pipes, hydrants, and well equipment, and cover pump houses. If a pipe bursts, shut off the water at the main or the well pump right away.

Can a plumber run a water line to my barn?

Many plumbers can. It usually involves trenching, so call Sunshine 811 first, and ask whether the work needs a Hillsborough County permit.
